Bar Conversions - Housing Development

Business Analysis, Statutory Consents, Contract Administration

A collection of derelict agricultural buildings in Yorkshire. The brief for the project included proposals to divide the site into several high-end dwellings, while carefully considering the profitability of the development. A business analysis was undertaken which included several options for the client to raise finance for the works, such as selling some plots with planning permission to fund the renovation of other buildings on the site. The report was produced via collaborating with quantity surveyors, estate valuers and finance brokers.

The design approach was to sensitively restore the historic structures while incorporating contemporary interventions, providing a clear distinction between the old and new elements whilst simultaneously enhancing functionality and aesthetic appeal. This balance between preservation and innovation ensured that each dwelling maintained its unique character while offering modern comforts and luxury, catering to a premium market.

The development strategy not only maximised the potential of the site but also allowed for a flexible financial approach, giving the client options and the opportunity to adjust based on market conditions and the overall vision for the project.
